31 Harcourt Avenue - RIVERDALE

This 4+1 bedroom, 4 bathroom detached house is a pretty good deal at $1,079,000 in this neighbourhood.

It is 4 houses away from the Danforth, steps to Withrow Park, it has a long private drive and it has great curb appeal (I don't understand why the brick was painted on the first floor only though).

But it needs work. A lot of work. The floors, except those weird knotty pine ones in the kitchen, all seem to be original. Nothing wrong with that, just a little worn looking. The kitchen counter on the island is very worn. It looks like it is the same material as the cabinets, not even a dark butcher block. That's weird.

The bathrooms are tiny. I wish there was a floor plan so we could see if they could be made into one big one.

Not sure what is happening with that 2 room bedroom. And the third floor might have a new carpet, but it is all a bit sad. If I were a kid, I would be scared to go up there and play.

It looks like that is a gas fireplace in the living room though. That's nice.

This place has a lot of potential to be amazing but right now, it is run down.

But it is a detached 4 bedroom in Riverdale with a private drive.....there aren't a lot of those around.
