74 Elm Avenue - ROSEDALE

This house in Rosedale is $1,000 less the house at 50 Poplar Plains Crescent in Rathnelly that I posted earlier today.

That house is 4 bedrooms and 3 bathrooms.

This house is 3 bedrooms and 3 bathrooms.

This kitchen is better but still a little dated. The stove is new-ish, the counters are granite, the cupboards look a little old but workable but it's a lot more bright with a walk out to the backyard. Unfortunately, there is no first floor family room option in this house.

The bathroom is done but what is that second set of stairs for? This house isn't big enough for 2 sets of stairs.

I really wish there was a floor plan....

If you were a kid, would you love or hate that little door in the bedroom on the third floor? I think it would scare the sh-t out of me at night.

So, for the same price, are you moving to Rosedale with one less bedroom and 3 less parking spots and a shared drive or to Rathnelly with 4 bedrooms, 5 parking spots and a garage, work to do on a kitchen but a shorter walk to Yorkville and Yonge Street?

Tough call...but I think this one might be $100,000 overpriced. It was listed only 3 years ago for $1,249,000 (though I don't know what it sold for) and it looks like the only updates were the exterior paint, maybe the master bath and maybe the deck.

My guess is that Rathnelly sells first...

and slightly over its asking.
