9 Hurndale Avenue - PLAYTER ESTATES
This house has been listed for a few days but it still isn't up on the agent's site. In the meantime, there are only the few photos below.

For $1,385,000 for a 5 bedroom in Playter Estates, that isn't bad. But this house needs work.
The ceramic tile at the front hall that leads to the kitchen and 'family room' has to go. There is something about white tile on the floor with dark grout that just makes me think it has seen a wet, dirty mop a few too many times that it turned the light grout to a dark grey.
I am not sure about that bench at the front. I can't tell if I love it or hate it because I find the unpainted wood a bit much. There is unpainted wood everywhere but the wood detail is amazing. I love the ceilings in the dining room but I would have to paint that.
The kitchen is a little rough and could be redone. The bathrooms are good but a little rough as well. I am not sure what is happening in the third floor bathroom. The open jacuzzi into the bedroom is interesting! And a wet bar!?! Even more interesting!
Plus, the basement has 2 bachelor apartments if you want help paying the mortgage more renos if you want the basement to yourself.
In general, this is a house with good bones in a great neighbourhood on a great street. But there is one major problem beyond the fix ups...
The size of the yard and the fact that it backs onto the buildings on the Danforth...
But if that doesn't bother you... this could be a great house.
All things considered though, I think the price is a little high. Perhaps more like mid $1.2s.
