That's what my reader (thanks Stella M!) wrote in her email when she sent this in.
At $899,000, it is too good to be true. This place will not sell for $899,000.
It may need a LOT of work, but this 4 bedroom, 3 bathroom house on a 50 x 126 lot steps to Hillcrest Park will sell for way over $899,000!
It makes the price of the house at 310 Rushton in Humewood at $1,499,000 look completely RIDICULOUS! That place is no longer listed but I can't imagine that it sold. If it did, it didn't sell anywhere CLOSE to asking!
This house itself isn't huge but could be great with an addition out the back and maybe some work done on the second floor.
Someone will probably tear it down though.
Hopefully they don't build something like the house beside it....
That's just boring but a little paint and a new roof....

Priced To Allow For Significant Reno'.
If it does become a new build or there is an addition, it's a shame that the garden will have to be torn out.. A lot of time was spent on that garden.
It will probably get torn down and that garden will go but if you could get it for the asking price, this would still be worth it as just a reno!
I think this place will sell over $1MM.
