RELIST/PRICE DROP - 33 Lowther Avenue - ANNEX

Was the feedback from the last time this house was listed and didn't sell that there wasn't enough colour?  Really?

In May, I posted this 3 bedroom, 4 bathroom semi that sits on a 23.79 x 138.25 foot lot in the Annex.  

It was listed at $4,200,000.

It looks small from the front but it is a good size inside.  It sold in September 2011 for $2,300,000 (or close to that) after being listed at $2,479,000.

I am not sure what changes were made since 2011 but according to a reader, a pool, a patio, and a rooftop deck were added.

It clearly didn't sell in May and has been relisted.

This time, with an orange family room, a leopard print chair, a teddy bear, a lot of curtains, and a lot of homemade art.  So much for that European feel!

It is now listed at $3,999,000.

A $1.7 million increase in 12 months....for a pool the size of a hot tub and a patio....

That seems a little steep.  

As I said in my first post, $2,800,000....maybe.
