28 Belmont Street - YORKVILLE
This house in Yorkville has been for sale for what seems like forever. And even though it was the Toronto Life House of the Week in March, it is still for sale.
From what I gather, it has been listed since at least February 2012 when it was listed at $2,749,000.
It has 2+1 bedrooms, 4 bathrooms, sits on a 28.97 x 96.4 foot lot with parking for 5 cars.
Things is, it can't really make up its mind about what it wants to be. I feel like it wants to be a bachelor pad with the black bedroom and the wing back chair at the dining room table. But then there is this....
And this...
With different furniture, this place could be good. I don't like the circle in the ceiling in the dining room, especially because the placement for a chandelier just doesn't make sense and I really don't like the pot lights on the perimiter of the circle.
I am not a fan of the wrought iron on the windows and I don't love the bannister but if the crystal balls were taking off the big posts, it would look better.
I like light wood but this looks like it is pine. Not loving that.
And I have no idea what is going on in the basement. That walk out room looks like one side is mudroom with all those closets and the other side is an work space slash dentist office with the tv up near the ceiling. What is the tv doing there? You can't fit a chair in that room that is far enough away to be able to see that tv without straining your neck because of those closets.
The location for this house is good. Sure the street is busy but houses on this street are not cheap because of the location between Yorkville and Summerhill.
It has tons of parking and it is big.
But the first price of $2,749,000 was way too high. The new price of $2,495,000 isn't much better.
This house is detached and needs less work than the house at 18B Farnham but the price for that house is more appealling. Sure it too is over priced, it needs more work, and isn't as close to Yorkville, but it is a more flexible house.
With this decor and the fruit paintings, I am just not sure who they are marketing this too.
I think it could go for $2,200,000 though.
