94 Macpherson Avenue - SUMMERHILL

This house has been on the market for 2 weeks now.

According to the reader who sent it in (thanks DG!), this house has had the same owner since 1967.

So...it needs a LOT of work.

There are no pictures of the interior but it is pretty obvious that it probably needs a full gut to the studs.

And with that amount of work, for what is considered a detached though the neighbour's roof is attached, and for a house with no parking on a street with parking issues.....

And only an 18 x 120 foot lot....

The asking price of $1,200,000 is too much.

Sure, it is currently 5 bedrooms and 3 bathrooms but those probably aren't big bedrooms.

This house could probably be 4 bedrooms and could be pretty great if it was done right...

But I think $995,000....maybe $1,050,000 makes more sense.

Unless there IS parking, then I would add another $50,000.
