And it went for....

6 months!

That is how long this 4 bedroom, 5 bathroom house on a 25 x 150 foot lot at 70A Melrose Avenue steps to Yonge has been listed for.

It was first listed in September 2012 for $1,898,000.

There are 4 bedrooms but they aren't huge. 

The staging isn't the best (I clearly didn't like it the day I did the post!) and the rest of the house is nice but not worth almost $2 million dollars!

Looks like I wasn't alone because the house never sold and the house was dropped in October to $1,838,000.

That was still too high and the house didn't sell again.  The price was dropped in December to $1,698,800.

But again it didn't sell and the price was dropped in January to $1,648,000.

I thought that was still too high and that this house would sell closer to high $1.4s or low $1.5s.

It finally sold...

For $1,570,000!

That's $328,000 less than the original list but still not bad!
