28 Frizzell Avenue - RIVERDALE
This is a good house.
It isn't huge but it is move right in.
There are 3+1 bedrooms, 2 bathrooms and it sits on a 15 x 105 foot lot with 2 car laneway parking.
I am not crazy about the fireplace but there is absolutely nothing wrong with it. It's too bad that you can't see it from the dining room too. It would probably be costly but a 3 sided fireplace would be great here. Maybe something like this but not as big...
The floors look nice but if you aren't into the colour, I am thinking they might not be thick enough for another sanding.
The kitchen is great with lots of storage, a big stove, the fridge doors open the wrong way but the windows and doors at the back kind of make up for that.
Upstairs, the bedrooms are all a good size with storage. The bathroom is a tight squeeze but it is done.
And then there is the basement. It is done too with a good family room, a bedroom, a good sized bathroom and laundry room!
The only problem with this house is that it has dirt for a backyard (better than pea gravel though!).
This house was last listed in 2010 for $649,000. From the description, it doesn't seem like many changes have been done but it doesn't matter. This is a good house.
It is now listed at $769,000.
Though I am not sure what it sold for in 2010, my guess is that it sold for list or a little higher. And my guess is they want the house to go higher than list this time around as well.
And considering that the semi down the street at 19 Frizzell that isn't as nice and didn't have parking sold for $697,000, this house will definitely sell over.
It isn't a LOT bigger but the kitchen is much better as are the bathrooms. The layout works better for most people and there are 2 parking spots which is huge.
This place will probably sell for $815,000...maybe a little higher.
I think those back doors are going to sell it...
Feelings about the black windows frames? I really like it.
