Whatever you want to call this address, just east of Pape, whether it is Riverdale or Blake-Jones (it is in the Blake-Jones PS district), you can't deny that this is a good house.
It is a 3 bedroom, 2 bathroom row house on a 14.06 x 113.21 foot lot is a good option for a 3 bedroom house that doesn't need any work.
Sure, the kitchen is in the basement, there isn't a formal dining room but the living room is a good size and there is an office as well as the 3 bedrooms.
And the school district isn't the best (though it is improving!), but if you want all the amenities of Riverdale (minus the school) but at a lower price, that is the decision that needs to be made.
This house is listed at $489,000.
It's a good option to get in the neighbourhood and then maybe cross Pape later. Or stay in this district. It is picking up which means so will the school....
I think this house will sell closer to $515,000.
I would have said more if it weren't for the odd layout.

I swear when I started this post earlier today, it hadn't sold. Or at least it wasn't showing as sold on the website. Now the listing site says this house has already sold...for 106% of list.
Which means somewhere around $518,000!
I will update the actual price when it comes out.....
UPDATE: This house sold for $520,000.
