Beaconsfield Village Again!!!

This has been a busy week for this neighbourhood! 

First, there was 5 1/2 Mackenzie just 2 doors down from this house that needs a ton of work but has a wide lot with a driveway and a ton of potential that sold for $1,055,000....

Then there was the very narrow house further up the street at 75 Mackenzie that is listed at $729,000....

And then there was the messy multi-plex around the corner at 4 Afton that sat for 6 months at $1,389,000 and when they finally dropped the price to $999,999, sold for $1,265,000.

I think 75 will sell around ask but readers think it will go over.  Sure, there is a second floor bathroom but....uhh, the house is tiny.  But considering that a messy multiplexsold for $1,265,000, it's most likely that 75 will sell over.  

But they all make the house that I loved at 89A Beaconsfield seem like a bargain at $895,000, even if it was a row house.

Now there is this house.  

It is clearly a flip because a reader emailed me to tell me that apparently, the woman who did this flip slept in a tent in the basement during the reno!!!!  This is what a reader said so it may not be true but it is kind of a funny image nonetheless.

Plus, this is what it looked like 2 years ago when it was listed as an estate sale at $639,000....

Which, if it didn't go WAY over, makes it look like a HUGE STEAL compared to what 5 1/2 just sold for!!!!

This house is now listed at $1,299,000.

That is $50,000 less than the house around the corner at 262 Lisgar that has been sitting for a while.  Though I don't necessarily love everything they did there (the brick!!!), it is 4+1 bedrooms and 4 bathrooms versus the only 3 bedrooms and 3 bathrooms of this house.

This house is also on a smaller 19.87 x 100 foot lot and there is 2 car parking but no garage.

I prefer the style of this house but would probably get rid of the backspash, the clock, then add an open shelf and cover up the vent hood like the picture below ....

Another reader who is is looking in the area emailed me to tell me that the house looks great but that the third floor is just too tiny to really do anything.

Plus, the backyard is pea gravel.  Has anyone ever wiped out on their bike in a bunch of tiny bits of gravel?  I did when I was a kid and I had bits of pebble stuck in my knee.  It wasn't pleasant.

I know...

But now, every time I see pea gravel, that is all I can think about so maybe it is just me that has an issue with it ...

This is a good house.  It is big, it is bright, it is detached....

And if the house at 14 Delaware Avenue in Dufferin Grove could sell for $1,360,000...

This will probably sell for something similar or more.

Dufferin Grove didn't have the pea gravel though.

Still.....I'm thinking $1,389,000.

Maybe higher.  This neighbourhood is hot right now.
