Hi.

Welcome to the MASH where we gossip about current real estate listings.

Enjoy!

RELIST - 150 Langley Avenue - RIVERDALE (UPDATE)

RELIST - 150 Langley Avenue - RIVERDALE (UPDATE)

What HAPPENED here!?!

Didn't this place sell a month ago!?!

This place had been listed forever with so many price changes....

July 30, 2012    $959,000

October 10, 2012    $879,000

October 20, 2012    $929,000

November 15, 2012    $999,000

December 15, 2012    $1,050,000

February 15, 2013    $1,059,000

I thought it was more of an $879,000 house.

It apparently sold for $1,052,000.

So, what happened?

Why is it back on the market for $959,000?

Which just to point out was the first listing price a year ago...

UPDATE:  So, what is going on here?  After I posted this last night, readers thought this had never sold because the sale was no longer reported on MLS.  And last night, this was confirmed to me by an agent....'No sale'.

But there was a sale, and it was reported, but for some reason the price was 'suppressed'.  Which, from what I understand (correct me if I am wrong) means that both sides, the sellers and the buyers, agreed to have this information suppressed on MLS.

So, what gives?

Well, a few scenarios have come across my desk:

1) Some people think that the buyers had SERIOUS buyer's remorse and let their financing fall through (maybe....).

2) Others think that the house didn't 'appraise out', meaning the bank thought this house was worth less than the $1,052,000 negotiated price (I find this one VERRRRY likely)....

3) Others believe that something 'iffy' happened here (not sure about this one....).

Whatever the case may be, it's possible that the buyers were not aware of all the price changes or that this place was once listed at $879,000 (regardless of whether the sellers wanted no less than $1,050,000 and were only pricing it that low for a bidding war).

Or maybe some one REALLY loved it (ummm....) and was willing to pay the minimum of what the sellers were looking for the whole time, with $2,000 thrown in for good will (then the bank appraised lower).

Either way, something is up with this house and the new agent has her work cut out for her!

 I am sticking with $879,000.
