This house in Dufferin Grove is basically a gutter.
It is currently 4 bedrooms and 2 bathrooms on a 20.75 x 110 foot lot with one garage.
Sure, the garage is falling apart and the house is located right beside a parking lot (and is that a fridge on the neighbour's front porch!?!), but this house has SOOOOO much potential.
It is located down the street from Suzanne Dimma's house that was for sale last July. That house was detached and split into 3 apartments. It was listed at $1,650,000. And though they apparently had 2 offers for the house, they decided to stay and renovate so they took the house off the market.
This house, with lots of work, could be as great as that house, except that it is a semi.
It is listed at $749,900.
With $350,000 (maybe more) to redo everything top to bottom, would this be $1.1+ house?
Yes, I think so.
Especially considering that the semi at 113 Delaware Avenue, though it is move right in but could still use some updating, just sold for $1,221,000, there is definitely a buyer out there for a well done, top to bottom semi at $1.3+.
This will sell fast and probably closer to $855,000.
UPDATE: after some more after-the-long-weekend sober thought, I agree with the readers below. This will probably go over $900,000...UNLESS that really is a fridge on the neighbour's porch. With a parking lot on one side and those neighbour's on the other, not to mention whatever is going on under all those green carpets in the living room....and is that a carpet hanging over the fence in the backyard?
This place could be amazing though.
