UPDATE:   Normally, I don't consider cost per square foot for houses because there are so many variables in houses such as finishes, location...but a big thank you to a reader (thanks D!) who pointed out that if you take this price at square foot cost for land value alone, this is costing $790/square foot for the land (or $1,211/square foot for the shed!).

So, that means that the land value for this house at 56 Alcina Avenue in Wychwood (that has a not so great stair layout but that doesn't matter for this comparison), located in a more central, hot neighbourhood, and on a kind of a standard detached 25 x 140 foot lot in Toronto...

Should be listed at $3,846,000.
