So, yeah....
This 5 bedroom, 5 bathroom house on a 45 x 138.16 foot lot at 178 Douglas Drive in North Rosedale that I posted yesterday was listed last February 2012 for $2,395,000.
It was listed at a time when there were 4 other houses in North Rosedale listed between $2,395,000 and $2,565,000. Though I thought the interior of this house was a little underwhelming, it was my top choice.
But it didn't sell for asking in 2012.
It sold for $2,350,000.
Five days ago, it was listed again.
From what I could see, the only changes were the furniture (which wasn't really that different), walls were painted, and the carpet on the third floor was replaced. The rest of the house was dated. It could use new bathrooms, a new kitchen, a few updates to the built-ins but it is still a really good house. The only thing that couldn't be changed though would be the size of that living room. For this price range, that is a small space.
The house was listed for $2,595,000.
With all the fees and only doing changes to the paint colour (though a reader says the electrical was all updated), they were basically breaking even.
But that still means an increase of 8%.
I thought because of no obvious changes and an increase that high in just a year that it would be a tough sell.
It wasn't.
This house sold in 4 days...
For $2,650,000.
It's not that I don't think this house on this lot on this street is worth it. I do. I just didn't think it would sell 8% higher just a year later.
It did. In fact, it sold for ##% higher.
I think this is getting gutted. Or at least a BIG reno.
Wonder if they are going to keep all that new electrical!
