PRICE DROP - 71 Balmoral Avenue - YONGE AND ST. CLAIR
In January 2012, I posted a house at 243 Rose Park Drive in Moore Park that had been listed in 2010 for $1,195,000 when it looked like this...
It sat on a 37.5 x 144.75 foot lot.
Two years later, this house was listed for sale on that same lot...
It was a 5+1 bedroom, 5 bathroom new build and it was listed at $3,380,000.
After I posted it, a reader (thanks G!) sent in an email saying that there was a twin! I had never seen it but when he sent the picture, there was no mistaking.
This house on Balmoral was the exact same house and it was only a matter of time before the year was up and this was put on the market as well.
But though they look the same from the outside, not so much on the inside.
I prefer the Rose Park house even though I thought it would have been better listed at $2,900,000 instead of $3,380,000.
It sold for $3,175,000.
This house was listed at $3,995,000.
Really!?!
The house isn't as nice and the locations really aren't ALL that far apart.
There was no WAY this was selling for $820,000 more than its twin just 1 kilometre away (basically).
I thought it would sell for $3.35...TOPS.
It hasn't sold and the price has been dropped...
To $3,695,000.
Not going to happen.
