139 Galley Avenue - RONCESVALLES

 For the most part, I like this 3 bedroom, 4 bathroom house on a 20 x 128 foot lot in Roncesvalles.

There are somegreat design elements like the floors, I like the wood walls...

 But there are also some things that just make no sense to me.

Like the front door.

Why does it open right into the living room!?!  Why not at least build one of those faux walls of wood to separate it from the rest of the house?  And what is with the built in closet that takes up half of the wall space on the front door wall?  I like the wood but the piece is just too much for this space.

And that fireplace situation!?!

I don't get it.  Basically, this whole space is about built-ins.  Too many built-ins.

I am not crazy about that dining room situation either as it looks kind of squished but I do love those chairs.  A lot.  This is a really well done house, but it's kind of a red flag when your favourite part of the first floor is the dining room chairs.

I suppose if you wanted to, you could take out the built-ins and move the table down so that it isn't right at the top of the basement stairs.

The second floor is nice. The main bedroom is a good size with built-ins that make sense, and an ensuite bathroom.  But why is there another door on an angle? Is that a closet or does that open to the hall?

And then there is the third floor.

What is going on here?  What is it supposed to be?  The 'bedroom' is too small to have a bed any bigger than a day bed and the other half of the floor is a closet.  So, really, this is a 2 bedroom with an office and big closet.

The basement also has built-ins that make sense but it doesn't look like the ceiling height is very high.

This house was last listed in 2011 for $989,700.

In that listing, it described the house as...

So, nothing has changed about this house because the new listing says...

Prime Roncesvalles Village, Exceptionally Designed And Rebuilt Top To Bottom By Oomph Design & Millworx

But the price is now $1,199,000.

Perhaps they added the boxwoods at the back that seem to have a pattern until the back of the property...

There is something about this house that reminds me of the house down the street at 69 Galley Avenue that sold for $1,100,000.

It was a semi on a smaller lot but it was a true 3 bedroom unlike this house.

So, is this going for asking?

Because of the bedroom situation, I think it won't appeal to as many people as it could.  The design is great but the functionality isn't there for a family.

If it were a real 3 bedroom, I would say this would sell for $1,250,000.

I don't think this will sit for long, but I don't think it will go right at asking.  

Maybe closer to $1,165,000.
