This is a 3+1 bedroom, 4 bathroom flip on a 23 x 110 foot lot with a garage just south of Queen Street West in Niagara.
As far as flips go, this is a really good flip. They have done a great job inproving the look of the front of the house.

Inside, I really like the feel. It's bright, the floors are good, the kitchen is good. Sure, the kitchen might be dressed up IKEA, but I like it. The ceiling heights are all good. The basement is done. The backyard is great.
The new asking price is $1,249,000.
This is a good house. It's just that the location would be better if it was north of Queen.
The first house I thought of when I saw this house was the flip at 385 Clinton Street in Christie Pitts that sold for $1,275,000 in July. This is what that house was trying to be but didn't quite get there. It sold for higher than this house's asking but it was 4 bedrooms and was detached.
But this house is just so much better.
If this house were north of Queen, not a semi, and a little bigger, I would say the price was perfect, if not a little low. But being south of Queen, it might not get right at asking. The street just doesn't have the charm of streets north of Queen.
Then again, you can't deny that it is a good reno.
This will sell fast and probably right around list.
