177 Hallam Road - DOVERCOURT PARK
Two days ago, I began preparing to post this house for Tuesday...
Then yesterday ended up being a bit of a write off.
In the meantime, this house was posted as blogTO's House of the Week.
It is a 2+1 bedroom, 2 bathroom house on a 13.50 x 132 foot lot with available street permit parking (wonder if there is a waiting list) and a basement apartment with a separate entrance.
It looks like it is either a flip or the owner has just done some work to it over time. The living room/dining space is nice and bright. But if you don't like that half wall at the front door, it might be a problem to remove considering you would have to find a new spot to put that massive intake vent.
The kitchen is a good size but not super fancy. And I like that they continued the hardwood into the kitchen though I know some of you disagree. Unlike blogTO, I don't get that built in bench. This could be a family room space or a mudroom. Or maybe a better location for the washer/dryer....especially since this kitchen has lots of upper cabinet space but not a lot of lower storage!
Overall, it's a nice kitchen for the size and price of the house. And though I am not usually crazy about exposed brick, I like it here.
Upstairs is just as nice and styled really well, but there are no pictures of the bathroom which is not usually a good sign. But according to the listing, it is a 4 piece washroom and there is also an office.
The downstairs apartment feels a little tight...but if those tidy tenants are staying (look at those sweaters!?!)....that is a big plus!
This house is listed at $599,000.

Problem is, this is going for more that $599,000 (blogTO does suggest this is a possibility).
My thinking is that this place is selling for closer to $675,000.
P.S. I love that Canada pillow in the living room. Anyone know where that is from?
