AND IT WENT FOR - 110 Pricefield Road - ROSEDALE

Yesterday, I posted the third price drop for this 5+1 bedroom, 5 bathroom house at 110 Pricefield Road in South Rosedale.

It's on a great street just steps to Yonge Street, but it is kind of a little close to a transformer and the reno isn't the best.

And it was just completed!

It was first listed in April when the asking price was $1,879,000.

No matter how good the location is (regardless of the transformer), this was way too high.

The price was dropped in June to $1,750,000, but it never sold and the price was dropped a few weeks later to $1,695,000.

A few weeks after that, another semi closer to Yonge at 66 Pricefield Road was listed at $1,550,000.  It sold for $1,550,000.

In terms of the transformer, it had a better location but I wasn't crazy about the corner lot.  And the house, though nice, was dated in spots.

I thought perhaps this house should drop the price to what 66 sold for.

They dropped the price to $1,595,000 2 days ago.

When I posted it yesterday, I said that if the front still looked like it does in the street view picture above, they would probably have to drop it again.

They didn't drop it but this house didn't sell for ask.

This house sold...

Guess the front still needs work.
