AND IT WENT FOR - 138 Simpson Avenue - RIVERDALE

This house at 138 Simpson Avenue in Riverdale was first listed in May.

It is a 3 bedroom, 5 bathroom house on a 16.25 x 100 foot lot.  It was attached to a 3 bedroom, 2 bathroom house on a 17.5 x 100 foot lot.

The one with 2 bathrooms had not had an addition or a recent reno.  It was listed at $699,000.

This house has had a reno by the same people behind 65 Madison Avenue in the Annex and the house at 196 Grace Street that had many price drops before selling for $1,210,000 almost a year later.

And like those houses, I was not into the reno at all.

The asking price was $1,199,000.   It was clear that the house next door at 136 Simpson Avenue priced at $699,000 was selling first, and it did.  For $746,000.

This house never sold and the price was dropped in September to $1,088,000.

I still thought it was too high.

But a little over a week ago, it finally sold....

For $1,075,000.
