This house has personality.

When I first saw it and looked through the pictures...

Though the house has weird quirks like that kitchen and the master bedroom/bath layout, not to mention the weird Great and Powerful Oz like desk in the basement....

And though the lot depth isn't huge at only 103.6 feet...

I couldn't figure out why this house was listed under $2 million.

The asking price for this 4+1 bedroom, 4 bathroom house on a 32.29 x 103.6 foot lot on a great street in the Annex with 2 parking spots is $1,998,000.

Okay, so it's only $2,000 shy of $2 million.  But still!

I would have thought this would be closer to $2,295,000.

Then I figured it out.

It's a semi.

And it isn't really 4+1 bedrooms.  It's more like 3+1 and a second floor family room.  There is a lot of painting that people might want to do, I am not crazy about the floors, there is no bathroom on the third floor, and that plumbing for the master bath that runs through the pantry is kind of unfortunate...

But this is a good house.

And it has nice windows.

But it has been on the market for almost 2 months.

For this price, would you rather buy this semi or the detached house at 39 Albany Avenue?

My choice is this place, no question.  And though I would want to change a lot of the paint colours, that bathroom wallpaper would DEFINITELY stay.

P.S.  That is one big cow hide in the front hall.

NOTE: forgot to mention...since this isn't selling, maybe they should throw in the wine!

UPDATE:  Thanks to the reader for pointing out that this house backs onto Davenport and the Esso car wash.  

Not the worst thing, but not sure the price will fly for this house in this location.
