1 Hurndale Avenue - PLAYTER ESTATES
This house isn't going to sit for long.
I love this house.
But I hate the fireplace.
And I don't love that they switched the stairs on the front porch of this flip.
Here is what it looked like before when it was listed in February 2012 for $899,000...
I guess that wasn't natural yellow brick as the house is now red brick. And it looks great.
Inside is just as good (if you can get past the fireplace and those bookshelves). They kept a wall to separate the front door from the living room but opened up everything else and it works really well. I am not sure what that back area could be. Maybe a desk with a computer?
I like the kitchen. The only thing I am not crazy about is that black outlet which is the first thing you see when you walk into the house. And it looks like it is crooked. That would drive me crazy if I lived here.
Upstairs is just as good. It has 3 large bedrooms, a large bathroom (though a small mirror), and that office thing at the back.
The master is on the third floor. Not everyone loves this, including me, but it is a great space.
The basement is good with a guest room. There is a garage, not a huge yard, but a good deck with some grass space.
The only draw back here is that is backs onto the stores on Danforth.
Not awesome.
But if you consider that the house at 9 Browning Avenue that was smaller and needed a ton of work just sold for $1,010,000...
The asking price of $1,589,000 for this house seems completely reasonable.
And it is $1,117,600 LESS than the 5 bedroom neighbour at 9 Ellerback Street in my last post!!!!

This house will sell fast and over asking.
I'm thinking more like $1,689,000.
P.S. Not sure if these agents are also the Cornish Flippers, but what I do know is that they are good stagers!
