57 Bertmount Avenue - LESLIVILLE
Just last week, I posted a 4 bedroom, 2 bathroom duplex semi at 55 Bertmount Avenue in Leslieville.
It is the house at the right in the picture above.
It was listed at $619,000. It needed a lot of work, but that didn't stop it from selling to a bully offer for $660,000 (though it arguably could have gone higher).
Now, the neighbour to the north that is also a 4 bedroom, 2 bathroom semi on a 17.54 x 80 foot lot is listed for sale.
But this house is in much better shape.
It is a cozy house, but it also feels really cold, as in temperature cold. It could be the slippers in the living room, the extra blankets on the bed, or the baseboard heating.
That's not so good.
But this is a good duplex option if you are looking for an income property, or a live/rent property.
The price is $799,000.
While 55 Bertmount was a duplex, my guess is that it is going to be transformed into a single family home.
This place doesn't seem to need any work, even though there are no pictures of the first floor, and there is that baseboard heating.
It's a good price and will sell fast.
Probably for $865,000.
