AND IT WENT FOR - 42 Hemford Crescent - DON MILLS

I first posted this 4 bedroom, 2 bathroom house on a 60 x 115 foot lot at 42 Hemford Crescent in Don Mills just over a year ago in January 2013.

It was a good 'starter' house that could be fixed up and lived in until the cash was there to do something bigger (since that is where this neighbourhood is going).

It was listed at $749,000.

It sold for $963,800. 

So...it wasn't going as a starter home or fixer upper.

This house apparently sold to a developer, but I guess something happened and they weren't able to complete their project as planned...

Because the same week the house down the street at 53 Hemford sold for $2,350,000 at the end of this January, this house was on the market again.

And from the looks of it, nothing had changed but the living room floor.  They got rid of the carpet and put in hardwood.

The new price was $899,000.

A week later, the price was increased to $988,000.

It just sold...

For $###,###.

13% higher than it sold for a year earlier.
