69 Earl Grey Road - THE POCKET
There are 3 reasons why I am posting this house.
1. It is on Earl Grey Road...
2. The address number is the favourite number (plus 1) of the owner of the house in my last post at 139 Three Valleys Drive...
Annnnd....
3. It's located in The Pocket.
Last week, I posted the sale of a house in The Pocket at 65 Seymour Avenue that backed onto the TTC Rail Yards.
It was a detached 3+1 bedroom, 4 bathroom house on a 20.71 x 100 foot lot with no parking.
It sold for $980,000.
This house is a 3 bedroom, 2 bathroom semi on a 14 x 100 foot lot with a parking spot. It is move in ready. But though it is not updated to the extent of Seymour, there is something about it that I like better.
Sure, it's older and smaller with 2 less bathrooms, but it has a better price.
This house is listed at $589,000.
Considering that The Pocket is getting hotter (pun not intended)...
I am thinking this is going over. What would it sell for in Riverdale? Probably $750,000.
What is it going to sell for here?
Probably $669,000
