AND IT WENT FOR - 171 Indian Road - RONCESVALLES

This house at 171 Indian Road in Roncesvalles has been listed for 3 months.

When I posted it in December, I mentioned that though I don't love houses on corner lots, I really like this house.

It isn't in the best shape, but has a ton of potential.

It was listed at $1,149,000.

Currently, it is 5 bedrooms and 4 bathrooms on a 30.33 x 117 foot lot.  Because of where the garage is, there isn't a lot of backyard.  But that could be moved (at a fair expense) to make a more useful space.

There are also 2 kitchens though no separate entrances.  I have no idea what that is about.

Basically, the house needs a LOT of work, but I thought it could all be done with an amazing finished product for under $2 million.

So....I thought the house would sell for at least asking, especially since the house kitty corner to it at 173 Westminster Avenue sold for $1,050,000 and this place has more potential.

Then, a reader emailed and mentioned that he had been to the open house for this house.  He mentioned that there were structural and foundation issues.  So much so that 't

he turret and portions of the South wall are sinking or have sunk, so the floors, windows and and doors are out of square and the brick and stone lintles are cracked'.

Hmmm.  That's not good.

But I still loved the house and potential. 

Well, it looks like someone else did as well.

This house just sold...

For $1,243,000.
