This 5 bedroom, 1 bathroom house on a 30 x 127 foot lot at 115 Glencairn Avenue in Lytton Park was listed last week.
A reader who is in the market for a house sent it in saying there were a lot of interested people and that they thought it was going to go for over 150% of the $699,000 asking, or about $1,050,000.
It didn't sell for 150% of ask.
It sold for 195% of asking!!!!!
$1,365,888.
So, of course this isn't a $699,000 house, even with the ceiling falling down and the happy face wall paper.
Considering that a house across the street at 124 Glencairn Avenue apparently sold for $4.4 million (though the lot is twice the size)....
Or that a newish build across the street that was probably on a similar lot recently sold close to $2.4 million...
This could easily be a $2+ million house with a gut and extension (though I suspect this is getting torn down).
So, though the sold price is a little higher than I would have thought (I would have guessed $1,250,000)...
What I am most amazed at beyond the ridiculous amount of offers is....
Who were the probably 50+ people who thought they could get this for just over ask!?!
AND who has a house in Lytton Park on a good lot that could use some work...
Because there are 71 people out there still looking for a house!!!
