41 Melville Avenue - CHRISTIE PITS
This is a 3+1 bedroom, 2 bathroom detached house on a 20 x 110 foot lot just south of Dupont at 41 Melville Avenue.
It's a great house.
I would say it is more like a 2+2 bedroom house, but as it is set up now, the master is in the 3rd floor creating the 3+1. It just means that there is no bathroom on the same floor as the master. So...it doesn't really count and this is really a 2+2 house.
But there is space where the couch is if you wanted to build a bathroom, and considering there is a toilet below, it might not be difficult.
Everything about this house is done.
It has a good floors, the kitchen is done (not super fancy but done), the basement is done with a bedroom that could be a mudroom, there is a double car garage.
I am just not crazy about the dining room wallpaper. If I were going to do wallpaper, I would maybe go with this Fornasetti II Aquario wallpaper that I recently saw at a friend's house...
I know it probably isn't for everyone and might be better in a bathroom, but I really like it.
Back to the house...
It's a great house.
The asking price is $899,000.
Considering the 3 bedroom semi at 32 Vermont Avenue in Seaton Village that was listed at $1,099,000 and didn't have parking recently sold for $1,070,000...
And this is arguably a better house, even though it has few bedrooms and a 'not quite as good' location, I think this could sell for close to $985,000....
Higher if there was a bathroom on the third floor.
