AND IT WENT FOR - 1 Fenwick Avenue - RIVERDALE (CLICK ON PHOTO TO READ MORE!)

Yesterday, I posted this 5 bedroom, 2 bathroom house on a 40 x 120.17 foot lot at 1 Fenwick Avenue in Riverdale.

It was listed at $1,100,000.

It was a gutter with amazing potential, so they were clearly looking for a bidding war.

I mentioned that it would probably need $500,000 of work for a reno, and a bit more for a reno with an addition.  One reader pointed out that my guesstimate was probably low.

Several people also pointed out that my guesstimate for a $1,450,000 sale price was also low.

With the reno of $500,000 plus, at $1,450,000, that would make this a $2+ million house.  Which, when you consider the house at 13 Bowden Street that I mentioned sold for $1,980,000 two years ago...

Then that might have in fact been low.

But if it sold for $2,000,000 as some people were saying...

This would be one of the most expensive houses in the neighbourhood, and would put it in the same league as the much larger house at 55 Hogarth Avenue that sold for $1,980,000*

...which I didn't think it was.*

(NOTE:  thanks to the reader who pointed out that the much larger house at 55 Hogarth sold for $1,600,000, not $1,980,000.)

This house sold....

With the agent representing the buyer AND the seller....

For $1,725,111.

So, after renos (if done right)...

That makes this a good....

$2.5 million house in Riverdale.

And THE most expensive house in Riverdale (that I am aware of) when it is done.
