This is a 4+1 bedroom, 5 bathroom semi on a 24.42 x 141 foot lot at 11 Admiral Road in the Annex.

Though the outside looks a little unfinished with no front door light, the inside is completely done.

And other than the first floor powder room opening right into the dining room (why didn't they put the door at least at the top of the basement stairs), the house is pretty great.

The master bedroom is fully separated from the rest of the house by the layout which is a great thing if you want the separation.  The third floor bedrooms are large and there is a washer and dryer up there.  I am just a little confused by the other 'bedroom' on the second floor.

Is it a bedroom or is it an office?  And I don't really get the layout of the built-ins where the bed should be in order to save that fireplace.  

But the basement is good with a kitchenette and bedroom/yoga room, a large family room area, and another washer/dryer.

But though it is really good reno and it is located in one of the best locations in the neighbourhood...

For a semi, I don't really get the price.

This house was first listed in mid November for $3,995,000.

Considering that the detached house at 11 Lowther Avenue sold for $4,007,500, a semi at basically the same price is pretty high.

Which is why the price was recently dropped...

To $3,895,000.

Even though I am not sure what it sold for when it looked like this...

 Before it was (I assume) flipped...

I'm still not sure that's going to help.

Then again, Lowther did sell almost 2 years ago...
