This is a 4+1 bedroom, 5 bathroom new build on a 41 x 110 foot lot at 61 Hemford Crescent.

It's a new build that used to look like this...

Apparently, it is over 5,000 square feet, but it doesn't feel like it (must include the basement). 

It's a good sized house with good sized bedrooms.  I just don't get the point of that tiny living room and massive dining room.  The proportions don't seem right.

I really like the floor and the stairs, but I am not loving the mix of all the materials.  And that grey kitchen is too much for me.

Though this house looks good at night...

I am not loving the look during the day and that backyard is pretty tiny.

It is listed at $2,590,000.

Hmm.

Perhaps they are pricing it based on the house at 53 Hemford Crescent...

 That was a similar idea (sort of).

That house was listed a year ago at $2,599,000 after initially being listed at $3,288,880.  It sat on the market for ages at the first price, and then again at the drop for several weeks.

It finally sold for $2,350,000.

For me, that was a better house.   I preferred the style and the backyard was much better.

So, is this house worth $240,000 more!?!

I don't think so.

Yes, this house has been listed since November...

For some reason, I had thought it was listed at $2.1 and that it could possibly sell at $2.2. 

But $2.6?  That's a whole different story.

After 2 months on the market, I'm thinking there is going to be a price drop soon.

This....

Just does not compare to this...
