Last week, I posted this 3 bedroom, 2 bathroom semi on an 18.5 x 88.41 foot lot at 30 Gibson Avenue in Summerhill.

It was a house in need of work on a great street that rarely sees a listing.

It was listed at $1,395,000.

I agreed with one of the readers who sent it in that this house could be fixed up for $400,000.  And as that reader pointed out (thanks S)...

This could be a $2.2 house once done.  He predicted a $1.6 selling price.

I thought $1.6 was a little high, but that it was definitely going at least asking if not over if there hadn't already been a bully bid.

It sold in 7 days...

For $1,586,000.
