Last week, several readers sent in this 5+1 bedroom, 3 bathroom semi on a 23.67 x 125 foot lot at 392 Markham Street in Palmerston.

Which is what should have been the first indicator that this would go over list.

The asking price was $1,590,000.

When one reader sent it in, they asked what I thought it would sell for.  My first thought was $1,700,000.

But I was thinking it was in the Annex, a traditionally pricier neighbourhood.  

When I realized it was in Palmerston, I thought it was a bit overpriced by about 10%, but considering the amount of people who sent it in, it would probably sell around ask.

It sold 13% OVER ask...

For $1,800,000.
