PRICE DROP - 22 Arlington Avenue - WYCHWOOD
Often times when I post a house, it's pretty obvious that it is going to have price drop (see my last post at 20 Mackenzie Crescent).
This house was NOT one of them.
Though it wasn't large, it had great floors, a good kitchen, nicely finished bathrooms, a parking spot, and a good sized lot.
It was listed at $949,000. I thought it would sell for $1,050,000.
It never sold...
And it's back on the market with a few changes.
Looks like the staging furniture in living room is gone...
And has been replaced with an 'L' shaped grey couch...
But the table set that I loved stayed...
And though I really liked the kitchen as it was, a few readers had commented on the open cabinets being a problem with storage...
I guess the readers weren't alone as new uppers have been added...
(looks good, but I still prefer the shelves)
And there is now a photo of the backyard without snow...
It needs a powerwash and perhaps some planters, but this yard is a really good size and has lots of potential.
So...this house that shows really well, with great floors, good bathrooms, parking, and a good yard didn't sell because of open uppers!?!
Okay, the basement isn't finished either, but I just don't get it.
With about $150,000 to get a finished basement with a separate entrance, another washroom and a mudroom, plus some work on the back deck, and a window facing the back of the house...
And perhaps a new front door...
This house is pretty comparable to the house around the corner at 85 Ilford Road that sold for $1,251,000...
So...
I still don't get why this house didn't sell the first time around.
The new asking price is $899,000.
