I did not draw that sketch above of this possible house for this empty 25 x 83 foot lot at 1017 Craven Road...

But I could have.

That was the listing photo.  And it is the best listing photo ever.

It looks like they eventually got it together and posted a proper rendering.... 

I am not just sure why they couldn't get that out before the sketch.

But that doesn't matter, because the listing doesn't actually include the drawings for this lot.  It is actually just the lot, and I assume you can purchase the COA approved drawings for this 2,000 square foot house with a 2 tandem garage after buying the lot...

Which is probably why this sat for so long.

Because the price of the lot alone was $425,000.

The house on a similar 25 x 75 foot lot at 1045 Craven Road...

Sold for $305,000 a year and a half ago.

So, was this empty lot worth 30% more?  Would it be that much more expensive to demo the house at 1045 Craven and build the exact same thing?

I have no idea.

But someone thought the lot was worth the increase, because it just sold...

For $410,000.

Wonder when that garage is going to go up for sale.

If this lot could sell for $410,000...

 And the 'shed' with no running water on a 20 x 14.5 lot  around the corner at 30 Hanson Street...

Sold for $165,000 two years ago...

That garage on a lot 3 times the size could easily sell for $375,000...maybe more!

The people at 1045 Craven got a deal.
