157 South Drive - ROSEDALE
This is a 5+1 bedroom, 9 bathroom house on a 163.14 x 54 foot lot with 5 parking spaces at 157 South Drive in South Rosedale.
If you are into white walls, dark floors, and a lot of beige and black, you will love this place.
Normally, I prefer lighter floors, but the dark floors look great here. Natural white oak would also look good if you aren't worried that it will be dated in 5 years.
I get the feeling that this house has been featured in Canadian House and Home
, but I don't know when. There is just something about that dining room candle fixture (?) that looks familiar...
The kitchen is huge with amazing fridges...
And is that 2 Wolf stoves...
Plus 2 wall stoves!?!
The master suite is kind of insane and all the other bedrooms are really large.
And I guess the original backyard wasn't big enough because they also bought the house at 80 Elm Avenue, tore it down...
And made it a parking spot...
And more lawn...

It is located a few doors down from the house at 74 Elm Avenue...
That sold for $2,575,000 a year ago.
So, that lot alone could be worth $1,500,000.
Which makes the $9, 980,000 seem not so crazy. But even at $8,580,000, this price seems high.
Yes, the house is beautiful and it is large.
But the location isn't awesome and the lot isn't very private.
I guess they could always build a wall like the house across the street at 88 Elm Avenue...
That I still don't think has sold at its latest asking price of $6,950,000.
And is this worth $3,300,000 more than the 7 bedroom house at 2 Castle Frank Road...
That sold for $6,600,000 in August 2012?
With the location, I don't think so.
But this will sell high. Just not $9.9 high.
Maybe more like $7.5 high.

P.S. Does anyone else find it weird that there is not 1 carpet in this house.
