17 Albemarle Avenue - RIVERDALE
A couple of weeks ago, I posted a 3 bedroom, 4 bathroom house on a 44.77 x 110 foot lot at 1 Albermarle Avenue...
It wasn't a huge house, but it had a great piece of property, and as some readers pointed out, a lot of wine storage in the kitchen...
And it was apparently the home of Gord Downie of the Tragically Hip.
It was listed at $2,495,000 which I thought was a little high. It's still on the market.
This house is a 5 bedroom, 2 bathroom detached house on a 20 x 144 foot lot and it is located just down the street.
And it is being sold as either a tear down or a full reno.
But from the street view...
It's not a bad looking house, so perhaps it just needs a reno.
A big reno...
Umm...what is that?
It's listed at $1,195,000.
Or just about half of the house at 1 Albermarle that has double the lot size and a livable house.
And like one reader commented, perhaps it would be possible to build on the land that isn't developed on that lot while living in the current house and then selling one or the other. Or you could maybe buy that house and just sell the land next door.
I don't know if any of this is possible.
But if that is possible at 1 Albermarle, it could effect how this price sells.
Though I don't think it will.
I think this will sell fast.
Even though it's only 20 feet wide.
And has an image of Calista Flockhart on the back deck.
