AND IT WENT FOR - 328 and 330 Brunswick Avenue - ANNEX

In April, I posted this combined 2 semi listing with 9 rental units on a 51.5 x 127 foot lot at 328 and 330 Brunswick Avenue in the Annex.

It reminded me of the listing on the east side of Spadina at 61 and 63 Madison Avenue...

That sold for $3,250,000.

Both had their downfalls (if that's what you want to call it) of being really close to big bars that cater to the university crowd...

These semis were listed at $3,499,900. 

With the increase in value over the last year and a half, the Madison properties would be worth $3,750,000...

So, based on that, I thought these places could sell for $3,549,000.

I was clearly #brunk because these houses didn't sell and had a price drop at some point to $3,250,000.

They finally sold after almost 2 months...

For $3,000,000.
