This house is going to sell fast.

And it is located a few streets over from the 4 bedroom, 2 bathroom semi on a 15 x 100 foot lot at 184 Albany Avenue...

Both houses have tired but functional kitchens. Neither has a bathroom on the third floor. That house had a finished basement, but this house could be 'finished' like that basement at not a huge cost.

The layout of that house on the first floor was probably better without the staircase in the middle of the house, but if you took out the powder room and removed the living room wall, this house could be opened up a lot...

And if you are into it, the kitchen wall could be taken down to open that up as well.

Upstairs, the houses are basically the same with this one being slightly larger, but with a tiny bathroom.

As for the backyards, this one is better and it doesn't back on the the Bathurst shops. But that house had parking and this house doesn't.

That house was listed at $1,149,000 a month ago. It sold for $1,235,000.

This house is listed at $1,190,000.

Though this house doesn't have things that the house on Albany had like the parking and a more open layout, I think this house is in a better location and is just overall a better house.

And I think it will sell closer to $1,289,000.
