If this place at 314 Palmerston Boulevard in Palmerston looks familiar, it's because I posted it in October 2012.

It is a 6,000 square foot, 4 bedroom, 7 bathroom converted church townhouse with a 2 car underground garage.  

It was the home of developer Matthew Kosoy, the same persom that flipped the semi at 114 Ivy Avenue in the Greenwood-Coxwell neighbourhood...

With Mazen el-Abdallah of Mazen Studio, the person behind the house at 49 Brookfield Street in Beaconsfield Village...

Mazen was also behind this townhouse along with Anthony Fieldman of RAFT Architects.

It was a beautiful house if this was your style.  

The initial asking price in October 2012 was $4,450,000.  I thought it was a little high.

It didn't sell and the price was dropped in May to $3,750,000.

It sold by August 2013 for $3,470,000.

After 3 years with a new owner, this house is back on the market with an interior design that was done by Studio Pyramid.

Personally, I prefer the way it was before, but that doesn't matter because all that stuff that is there now is going with the owners.

Except for the paint in the stairwell...

 And the living room...

Otherwise, nothing really seems to have changed with the house itself.  

A reader does say that a powder room and shower have been added to the rooftop deck...

But other than those small additions, the house is basically the exact same.

So, if you were to go with an estimated interest of 10% per year...

The asking price should be $4,620,000.

Instead...

Ummm...

They went with...

 A 21% annual increase.

The asking price is....

 $6,195,000.
