This is a 5+1 bedroom, 8 bathroom house on a 50 x 120 foot lot at 20 Neville Park Road.

The listing describes it as a 'Hampton inspired beach house' which I see, but it also reminds me a bit of the house at 13 Crown Park Road...

But much better.

That house was a rebuild (I think) of a house that used to look like this...

This house is a full new build that used to look like this...

Which reminds me a lot of the house at 12 Wendigo Way in Swansea...

Or the house at 266 Douglas Drive in Rosedale...

So, it didn't necessarily need to be torn down...unless it was just not salvageable inside.

But what has put in its place is very impressive.  

There are parts of the house that I am a little unsure of like the layout of the stairs.  I think I am more into the traditional layout of seeing the stairs going up at the door, but it is interesting and probably works well for a family.  

I also think the fridge is located behind the swing door to the dining room which isn't great.  I'm not loving the faux brick as the backsplash in the kitchen or living room (and saw it in a house that is currently listed but can't remember where!) and would prefer it to just be all white,

But the floors are great.  Perhaps a little groove-y, but I'm starting to get into dark floors again and I love the wide planks!

The built-ins in the family room are great and I love the colour. 

Upstairs, all the rooms are a good size.

The basement is huge and the backyard is great if you are okay with no grass.  And it has all been staged really well.

Basically, this house is a really well done house.

And it's steps to the beach...

But it's not right on the beach like the house at 1 Munro Park Avenue...

That sold for $5,700,000 in July...

Or the house at 412 Lake Front...

That sold for $6,193,725 in December 2013...

Which is why when this was listed at $5,288,000 in June, I thought it was a bit overpriced.

It was a great house, but not a $5.3 house in this neighbourhood.

There was a drop in August when it was the Toronto Life House of the Week to $4,788,000 which was a much better price...

 But it was still a little too high.

A month and a half later, this house sold...

For $4,500,000.

Which is below asking, but it still may be a record for a Beaches house not right on the beach!
