14 Sparkhall Avenue - RIVERDALE
This is a 4+1 bedroom, 5 bathroom house on a 25 x 99 foot lot at 14 Sparkhall Avenue in Riverdale.
It is the house that I posted last September when it was a 5 bedroom, 1 bathroom house and it looked like this...
And inside, it looked like this...
So, it needed work.
Well, a year later, it's back on the market and it has been gutted.
Overall, it's a great house, but I am not into the floors even though I am getting into dark floors again, and I am not loving the stairs and glass wall. And I don't get that office on the second floor. It feels like a waste of space.
But other than that, the layout is good and I do like the kitchen.
And I like the way they kept one of the garage spots open so it could be used as a covered outdoor area.
Last September, it sold for $1,168,000.
After a full gut, an addition (if that's what you call a squared off roof), a lowered basement (I think), and a new garage...
It is now back on the market for...
$2,190,000.
Not sure this was a million dollar reno...
But neither was the reno at 19 Edgewood Crescent in Rosedale...
That is listed at $2,395,000.
So, even though these houses are for 2 different buyers...
Considering both are overpriced, which one do you think is selling first?
I'm going with this one, but maybe closer to $2,035,000. That glass wall and the railing are kind of killing it for me...
But someone's going to love it!
