Five days ago, I posted this 3+1 bedroom, 4 bathroom semi with 2 parking spots on an 18 x 177 foot lot at 25 Austin Avenue in the north part of Leslieville.
I had mentioned it before in the post for the house across the street at 24 Austin Avenue...
That needed some work but was charming and was on a 49.7 x 130.11 foot lot. It sold for $1,350,000.
When I posted that house in May, here is what this house looked like..
It was a bit of a mess.
Now? It's great.
Most readers weren't a fan of the front porch which I didn't find that offensive, and I assume it isn't as oppressive in person.
Inside, it was great. As a reader pointed out, the stairs had been turned so that a bathroom and coat closet could be added. I loved the floors. It was bright. The kitchen was large and there was a space at the back for a small family room (or mudroom as a reader suggested). The basement was good.
Basically, they did a great job.
It was listed in August 2014 for $499,000. After the flip, it was listed at $999,900.
Based on the location being in the north part of Leslieville, I thought it would sell for $1,065,000...maybe a bit more.
It sold in 6 days...
For $1,275,000.
