Yesterday, I posted

a fully renovated 6+1 bedroom, 7 bathroom house on a 50 x 254.90 foot lot at 181 Crescent Road.

It is a house that sold in 2012 for around $3.1 million, was flipped (basically), and is now listed at $5,875,000.

When I posted it, I thought of this 4+1 bedroom, 5 bathroom house on a 50 x 178 foot lot at 229 Douglas Drive that is also a flip.

It too sold in the low 3s with this one selling around $3.3 million.

But though they are both flips of old homes in Rosedale, this one is in north Rosedale versus south Rosedale...

And this was a

very

different renovation.

When it was listed, I thought the reno was going to be something like the reno at

56 Binscarth Road

 a few streets over in north Rosedale...

That was listed at $6,675,000 in May 2014 and sold for $6,350,000.

But this house has fewer bedrooms and the reno is much more modern.

I like the style of this renovation but, for this house (or the Binscarth and Crescent house), I do not get it.  I don't understand why there are absolutely no walls in this house in a house this size and why they didn't move the location of the kitchen to create some sort of family room area.

Even if you were to add walls, the kitchen is still in a location that could have been moved considering they gutted the whole thing.

In February, it was listed at $6,250,000.

I thought that would be hard.

It didn't sell and the price has been dropped...

To $5,995,000.

Even if Binscarth sold for $6.25 two years ago, and assuming Crescent sells close to list...

I still that price is going to be hard for this house.
