15 Berryman Street - YORKVILLE
In December 2014, I posted t he listing for a house with a rendering at 17 Berryman Street in Yorkville...
It was the rebuild of a house that had been listed in February 2013 when it looked like this...
It was a total gutter that could not be a tear down as it had heritage distinction. It was listed at $1,079,000. It sold for $1,059,000.
When it was first listed with the rendering, the asking price was $3,298,000.
There were no interior photos so it was hard to tell if that was a good price, but after not selling, the house was listed again with finished interior photos at the beginning of March...
And a price increase to $3,395,000.
With no parking, and the fact that the reno wasn't super exciting, I thought it was a little high. It sold at the end of May for $3,100,000.
And 3 years after the pre-renovated house at 17 Berryman sold for $1,059,000...
This house that is on a wider 25 x 118.17 foot lot is on the market. And like the neighbour, it needs a A LOT of work.
It is listed at $1,479,000.
Considering that the house on a 25 x 80 foot lot at 35 Berryman Street (seems wider than 25 feet)...
Sold for $1,580,000 in February 2014...
This will probably sell fast...and probably closer to $1.6.
