SOLD - 85 Delaware Avenue - DUFFERIN GROVE
This is a 5 bedroom, 2 bathroom detached house on a 27 x 147.95 foot lot with 1 parking spot at 85 Delaware Avenue in Dufferin Grove.
And when I first saw it, I thought it was the house that I posted in April 2013 at 193 Beatrice Street in Bickford Park...
But then I saw the inside and realized it wasn't the same house because that house didn't have terracotta tiled floors. Plus, that house was a lot smaller.
On the inside, this house reminded me more of the house down the street at 113 Delaware Avenue...
Besides the terracotta tile, these 2 houses had a very similar feel. Both were 5 bedroom, 2 bathroom houses that were more than fine as is but could use some updating.
The only thing was the house at 113 Delaware was a semi and this house was detached.
The house at 193 Beatice Street was listed at $999,000 in April 2013. It sold for $950,00 making it a $1,280,000 house today.
The semi at 113 Delaware was listed at $949,000 in May 2013. It sold for $1,221,000 making it a $1,625,000 house today.
This house was listed at $1,399,000.
So, given what 113 Delaware sold for in 2013 and that this was a larger detached house, I would have said this would have sold closer to $1,875,000.
