99 Whitehall Avenue - ROSEDALE
In January 2012, I posted this 4+1 bedroom, 2 bathroom house on a 40 x 125 foot lot at 99 Whitehall Avenue in Rosedale.
It was a house that had sold a year earlier for $1,500,000...
Which, for the house, at that time, was overpriced so it was clearly going to be a rebuild or a teardown.
A year later, it was back on the market with plans by Rosewood Custom Homes and a sketch of the proposed house...
The plan was for it to be 3,400 square feet with 4 bedrooms and 5 bathrooms. The asking price was $3,095,000...
Which, 4 years ago, was pretty high.
It never sold and it was back on the market a year ago with a new sketch of the house...

But in fact, this is located on a very busy street and only one house in from a very busy corner.
The new asking price was $3,695,000.
Three days after I posted the new listing and increase, I posted the sale of a house around the corner at 175 Douglas Drive...
It was a duplex that was probably going to be totally renovated. It was listed somewhere around $2,100,000 and I think sold somewhere close to that.
Even with a new house on this lot, it wasn't in as good a location and was not going to sell for $3.7 million.
It didn't and the house now has 2 listings. One for the new build for the same price of $3,695,000...
And now, it is also being listed as is...
