This is a 5+1 bedroom, 4 bathroom duplex with 3 parking spots on a 38 x 125 foot lot at 89 Whitehall Road in Rosedale.
It is a flip of a duplex that used to look like this...
It was listed a year ago for $2,249,900. It sold for $2,200,000.
A year later, it is back on the market with an 'update' which wasn't really necessary. Personally, I like this bathroom...
I get removing the shower and putting in a washer/dryer instead but I like the tiles.
And this fireplace...
For some reason, they ripped it out and replaced it with this...
Sure, the kitchens definitely needed updating and the doorways between the living room and dining room could have been made bigger...
But why did they tear down the walls? I kind of liked the separate living room/dining room. And considering all the walls were gone, why didn't they make the kitchens bigger?
This was a cosmetic update from the looks of it.
It sold a year ago for $2,200,000. It is now back on the market for...
$3,495,000.
Or a $1,295,000 increase.
Even though the listing says this was a 'back to the studs' reno, this was nowhere close to a $1.3 million reno.
Which is why I suspect a price drop in the next couple of weeks.
