147 Borden Street - HARBORD VILLAGE (6 Comments)

In October 2016, I posted this 4+1 bedroom, 3 bathroom semi on a 18.5 x 114 foot lot at 147 Borden Street in Harbord Village.

From the outside, it looked okay but I wasn't quite sure what to expect until I saw the front door.  This place had clearly been updated.

And they did a good job, especially if you were into industrial.  

The first floor was all concrete floors, there was a lot of metal in the kitchen, and the dining room lights were hanging lights wrapped around more metal.

There was only 1 bathroom for the 4 bedrooms on the second floor.  But if you were looking for a rental unit to help pay the mortgage, there was a ready to go space in the basement.

It was listed at $1,595,000.  It sold about 3.4% over asking. 

A year and a half later, it is back on the market.

Without any changes other than paint, this house is now on the market for $1,849,000 or a 12% increase.

Wonder if this is going to be an issue...
